“A New York investor paid $11 million for a multifamily portfolio in Hollywood, The Real Deal has learned.

Brooklyn-based Elite Acq, led by CEP Harry Bodansky, bought seven single-story apartment buildings and a single-story office building near downtown Hollywood, according to the seller’s broker, Jacob Serure.

Montreal investor picks up Miami Beach Art Deco apartment building for $7M

“A Canadian investor paid $7 million for a pair of Art Deco apartment buildings in Miami Beach, in an off-market deal.

An investment group led by Michael Fischer of Montreal bought the Flamingo Apartments complex at 2456 Flamingo Drive and 320 West 25th Avenue, according to the brokers who handled the deal.

Fischer’s group paid $269,230 per door for 26 units in two buildings completed in 1938 and 1940. It is his first real estate purchase in South Florida, the brokers said.”

New Jersey investors buy apartments in Brownsville Opportunity Zone for $14M

“An investment group led by Bowery Properties’ Thomas Neary sold apartments in a Brownsville Opportunity Zone for $14.2 million, nearly double their purchase price from two years ago.

The Thomas Fergus Trust, led by Neary and through an affiliate, sold the St. George Apartments at 5200 Northwest 26th Avenue to Lakewood, New Jersey-based 5200 NW 26 Ave I and 5200 NW Ave II, according to records. The first buying entity acquired an 83 percent interest in the property and the second entity acquired the remaining 17 percent.”

Investor buys multifamily complex near Miami Shores for $15M

“Investor Leon Ojalvo bought the lakefront Blue Lake Village Apartments near Miami Shores for $15 million.

Ojalvo, of Miami-based investment firm Liberty Base Investments, bought the 106-unit community at 1205 Northwest 103 Lane from an entity tied to investor Fidel Yero, according to the seller’s broker. The deal breaks down to $141,509 per unit.

Jacob Serure of SRE Commercial Group represented the seller, and Tomas Sulichin of RelatedISG Commercial represented the buyer.

Ojalvo scored an $11.8 million acquisition loan. Broker FM Capital declined to disclose the lender.”

Leon Ojalvo Picks Up Miami-Dade Affordable Rental Complex for $15M

“Blue Lake Village Apartments, a five-building, multifamily rental complex in a working-class section of Miami-Dade County, sold for $15 million.

Leon Ojalvo of the Miami-based real estate investment firm Liberty Base bought the 90,000-square-foot property located by the Silver Blue Lake at 1205 NW 103rd Lane in Pinewood, Fla. 

The sale, which closed last Wednesday, came a little under the $15.9 million asking price and equates to $141,500 per apartment. 

The three-story buildings hold 106 units in total, all of which are leased and are two-bedroom apartments, said SRE Commercial Group broker Jacob Serure, who represented the seller, Fidel Yero. Rents range between $850 and $1,500 a month, the broker added.”

“A company tied to Coral Springs broker and investor Deepak Khosa paid $7 million for an apartment complex in northeast Miami-Dade.

Club California LLC sold the California Club Apartments, a 64-unit complex at 750 Northeast 195th Street, to Khosa’s Miami Condo Holding Company LLC. The property traded hands for about $110,000 per unit.”

“An investment group led by Thomas Neary paid $7.56 million for an apartment complex in a Brownsville Opportunity Zone.

The group paid about $90,000 per unit for the 84-unit St. George Apartments at 5200 Northwest 26th Avenue, according to broker Jacob Serure. Serure’s SRE Commercial Group at Investment Brokers Realty brokered the deal.”
